Downsizing on the South Shore: How to Sell Your Home and Move to a 55+ Adult Community

by Michael Peppino

The kids are grown, the stairs feel steeper every year, and the lawn takes your whole Saturday. If that sounds familiar, you are not alone. Many South Shore homeowners are trading the family home for a 55+ adult community with one-floor living, less upkeep and neighbors at the same stage of life.

I have helped a lot of families through this move over 29 years. The decision is emotional, but the process does not have to be stressful. Here is how I walk my clients through it. (Want a quick number first? Get your instant home value.)

Start with what you want your next chapter to look like

Before you look at a single listing, write down how you want to live. Do you want to stay near your grandchildren in Hingham or Weymouth? Do you want a golf course, a clubhouse, walking trails, or just a quiet street where someone else plows the snow?

Your answers point you to the right community. The South Shore has a wide range of active adult communities, including:

  • The Pinehills, Plymouth — a large planned village with several 55+ neighborhoods, golf and a village center.
  • Great Island, Plymouth — a newer 55+ community near the Pinehills area.
  • Peregrine Woods, Marshfield — an active adult neighborhood close to the town’s beaches and shops.
  • Arbor Hills, Kingston, Center Commons, Pembroke and Donovan Farm, Norwell — smaller communities for buyers who want to stay close to home.
  • Linden Ponds, Hingham — a retirement community with on-site dining, activities and health services, for those who want more support.

Each has its own fees, rules and resale market. See my full South Shore 55+ Communities guide, or browse homes for sale across the South Shore.

Know what your home is worth before you shop

Most downsizers use the equity in their current home to buy the next one. That makes your sale price the foundation of the whole plan. A detailed market analysis tells you what you can afford and whether you can buy without a mortgage.

On the South Shore, homeowners who bought 20 or 30 years ago often have far more equity than they expect. Check your home’s value in seconds, or see the latest prices in my South Shore Market Snapshot.

Solve the timing puzzle: sell first or buy first?

This is the question I hear most. There are three common ways to handle it:

  1. Sell first, then buy. You know exactly what you have to spend. I can negotiate a longer closing or a rent-back so you are not rushed out.
  2. Buy first, then sell. Easier on you, but you may need a bridge loan or cash to carry two homes for a short time. My mortgage calculator can help you run the numbers.
  3. Coordinate both closings. With the right agreements, many clients close on the sale and the purchase the same week. It takes planning, and that is where an experienced agent earns their fee.

New construction in a 55+ adult community can also take months to finish. That can work in your favor: you lock in your new home, then list the old one closer to move-in day.

Declutter in stages, not all at once

Forty years of memories do not get packed in a weekend. Start with one room at a time. Offer family items to your children first, then donate, sell or toss. Measure your new floor plan so you know which furniture will fit.

If it feels overwhelming, I can connect you with local senior move managers, estate sale companies and cleanout crews I trust.

Prepare the house to sell for top dollar

You do not need a full renovation. Buyers on the South Shore respond to clean, bright, well-kept homes. Fresh paint, simple repairs, a tidy yard and good photos go a long way. Here is how I market and sell homes on the South Shore.

Ask the right questions about the 55+ adult community

Before you sign anything, find out:

  • What is the monthly condo or HOA fee, and what does it cover?
  • Are there age rules for other people living in the home?
  • How healthy is the reserve fund, and have there been special assessments?
  • Are there rules on rentals, pets, guests or exterior changes?
  • How quickly do homes there resell, and for how much?
