Questions buyers and sellers ask me most
Straight answers for Massachusetts. Have a different question? Ask it and I'll answer it.
What does it cost to sell a house in Massachusetts?
The main costs are the real estate commission (which is negotiable), the Massachusetts deed excise tax of $4.56 per $1,000 of the sale price, a closing attorney's fee, and paying off your mortgage. On a $600,000 sale, the excise tax is about $2,736.
What is a Title 5 inspection?
If a home has a septic system, Massachusetts requires a Title 5 inspection before it's sold. The seller usually pays for it. A passing report is good for two years, or three years if the system has been pumped every year. Homes on town sewer don't need one.
Do I need a smoke certificate to sell my home?
Yes. Before closing, the local fire department inspects the smoke and carbon monoxide alarms and issues a certificate of compliance. Book it a few weeks ahead. Fees and scheduling vary by town.
How much do I need for a down payment?
Many buyers put down 3% to 5%. Conventional loans start at 3% for eligible buyers, FHA loans at 3.5%, and VA loans can be 0%. MassHousing also offers first-time buyer programs in Massachusetts.
Should I buy my next home or sell mine first?
It depends on your equity, your financing and how quickly homes sell in your town. Many sellers line up both closings on the same day. I'll walk you through the options so you only move once.
Do I have to be 55 to buy in a 55+ community?
Usually at least one resident in the home must be 55 or older. Each community sets its own rules for younger spouses, guests and rentals. See the South Shore 55+ communities guide for each community's details.
