What "55+ community" means in Massachusetts
Most South Shore 55+ communities are age-restricted under the federal Housing for Older Persons Act. At least 80% of occupied homes must have at least one resident who is 55 or older. Each community sets its own rules on younger spouses, guests and rentals, so buyers should read the condo documents before making an offer.
Most homes are townhouses or condos, with an HOA that handles lawn care, snow removal and exterior upkeep. Many have a clubhouse, and some add pools, fitness rooms, pickleball and walking trails. Monthly fees vary widely, so they belong in every buyer's budget from the start.
